Preventative maintenance costs less than downtime

The real cost of an electrical fault in a commercial building is rarely the repair. It is the tenant who cannot trade, the freezer that thaws, the production line that stops, the after-hours callout rate, and the insurance conversation that follows. Nearly all of those events begin as something small and detectable: a termination that has loosened through thermal cycling, a breaker operating near its limit, a corroded connection in an exterior disconnect, a failing contactor, or a circuit that has quietly been overloaded since the last tenant fit-out.

Scheduled maintenance finds those conditions while they are still cheap. A planned maintenance program for a Kingston commercial property typically combines an annual or semi-annual full inspection with periodic targeted checks on high-risk equipment. Panels are opened and inspected under load, terminations are thermally imaged and torque-verified, grounding and bonding are confirmed, life-safety devices are tested, exterior equipment is checked for water ingress and corrosion, and the results are recorded so year-over-year trends are visible rather than forgotten.

Documentation is a large part of the value. Insurers increasingly ask what electrical maintenance regime a commercial property follows, and after an incident they will ask for records. A maintenance file showing dated inspections, thermographic images, torque verification and completed corrective work is the difference between a straightforward claim and a difficult one. The same file supports due diligence during a sale or refinancing, and gives an incoming facility manager a real picture of the building's electrical condition.

For multi-site portfolios, a single maintenance agreement replaces the scramble of finding an available electrician per property. We hold your site details, panel schedules, access requirements and site contacts on file, so a callout at one property does not start with twenty minutes of explanation. Contract clients also receive priority dispatch, which is what actually matters at 3 a.m. in February.

Comprehensive scope of work

Maintenance agreements are built around your building and its equipment rather than a generic checklist. A typical program covers:

  • Scheduled preventative maintenance visits at annual, semi-annual or quarterly intervals
  • Infrared thermographic scanning of main switchgear, distribution panels, disconnects and motor controls under load
  • Torque verification of terminations to manufacturer specification, with re-torque records kept per panel
  • Panel interior inspection: signs of overheating, arcing, corrosion, moisture ingress and rodent damage
  • Breaker condition assessment, exercise of infrequently operated devices, and replacement of failed units
  • Load measurement per phase and per circuit to identify imbalance and creeping overload
  • Grounding and bonding continuity verification at the service and at sub-distribution
  • GFCI and AFCI device testing throughout common and tenant areas
  • Emergency lighting testing with battery load checks, plus exit sign inspection and replacement
  • Fire alarm system inspection coordination and correction of electrical deficiencies
  • Motor control centre, starter, contactor and VFD inspection and cleaning
  • Rooftop and exterior equipment checks: disconnects, whips, seals, weatherproofing and corrosion
  • Parking lot, wall pack and exterior lighting audit with lamp and driver replacement
  • Lighting control, timeclock, photocell and sensor calibration to seasonal changes
  • Generator and transfer switch inspection support, including load bank coordination where applicable
  • Panel schedule verification and correction, with updated directories left on site
  • Repair, replacement and small-project work carried out under the same agreement at contract rates
  • Priority on-call emergency dispatch, 24 hours a day, for contract clients
  • Written condition report with photographs, thermographic images and prioritized recommendations after each visit
  • Multi-site consolidated reporting for portfolio owners and property management firms

Commercial sectors we serve

Retail stores and plazas

Plaza landlords and single-unit retailers alike. We maintain common-area distribution, exterior and pylon signage circuits, parking lot lighting and tenant panels, and we schedule visits outside trading hours so customers never see the work.

Offices and professional suites

Distribution rooms, server room power, UPS and rooftop HVAC circuits. Office maintenance focuses on early detection in the equipment that supports IT and climate control, where a failure is expensive and immediately visible to tenants.

Multi-family residential buildings

House panels, suite meter stacks, corridor and stairwell lighting, parkade ventilation, elevator feeds and emergency lighting. Condo boards and property managers receive reporting suitable for reserve fund planning and AGM presentation.

Restaurants and hospitality

Kitchens are among the harshest electrical environments in any building: heat, grease, moisture and constant cleaning. We inspect appliance circuits, hood interlocks, refrigeration feeds and GFCI protection before failures reach the health inspection or the walk-in cooler.

Industrial and manufacturing facilities

Motor control centres, drives, compressor rooms, busway and machine feeds. We coordinate maintenance around planned shutdowns and use thermography and load trending to flag equipment approaching failure before it takes a line down.

Institutional and public properties

Schools, clinics, places of worship, community centres and municipal buildings, where documentation, compliance and predictable budgeting matter as much as the work itself. Reports are formatted for capital planning and board review.

ESA compliance, permits and Ontario Electrical Safety Code

Inspection and testing work is not itself notifiable, but the corrective work it generates often is. When a maintenance visit identifies a defect requiring new wiring, a device or panel replacement, or a circuit alteration, we file the Electrical Safety Authority notification under our licensed contractor number, complete the work to the current Ontario Electrical Safety Code, and obtain the certificate of acceptance for your file.

We also flag conditions that are legal but no longer good practice — undersized neutral conductors on heavily loaded three-phase circuits, missing arc flash labelling, obstructed working clearances in electrical rooms, panels without accurate directories, and equipment beyond its service life. Those items appear in the report with a priority rating so you can plan and budget rather than react.

  • ESA notifications filed for all notifiable corrective work arising from inspections
  • Testing and reporting aligned with Ontario Electrical Safety Code requirements
  • Life-safety device testing documented to satisfy fire department and insurer requests
  • Working clearance, labelling and directory deficiencies identified and corrected
  • Priority-rated deficiency list so remediation can be budgeted across fiscal years
  • Complete, dated maintenance records retained and supplied on request

Questions

Commercial Electrical Maintenance: frequently asked questions

How much does a commercial maintenance contract cost?

Pricing is based on the number of sites, the quantity and type of distribution equipment, visit frequency, and whether thermography and life-safety testing are included. Small single-tenant buildings start modestly; multi-building portfolios are priced per site with a consolidated agreement. We quote the program in writing with each inclusion listed so you can adjust scope and frequency to your budget.

How often should commercial electrical equipment be inspected?

Annual inspection with thermographic scanning is the baseline for most commercial buildings. Semi-annual or quarterly visits are appropriate for industrial facilities, commercial kitchens, buildings with heavy motor loads, and properties with aging distribution equipment. Emergency lighting and life-safety devices are on their own required testing intervals.

Do you work outside our business hours?

Yes. Retail, restaurant and office work is routinely scheduled overnight, before opening or on weekends. Industrial maintenance is planned around your shutdown calendar. Visit timing is agreed when the contract is set up and confirmed ahead of each scheduled visit.

Can you cover several buildings under one agreement?

Yes, and it is one of the most common arrangements we hold. Multi-site agreements include a single point of contact, per-site scheduling, consolidated invoicing and a portfolio-level report that shows which properties need attention first.

What happens if you find a problem during a visit?

Anything unsafe is made safe immediately and you are notified the same day. Everything else is documented with photographs and a priority rating, then quoted so you can approve the work at contract rates. We do not carry out chargeable repairs without your authorization.

How fast do you respond to an emergency call?

Contract clients receive priority dispatch ahead of general callouts, 24 hours a day, seven days a week. Because we hold your site details and panel information on file, our crews arrive knowing the building rather than learning it, which shortens the time to restoration.
